A Dependable Design Made Better

Sash windows are timeless. Their practical design has been a mainstay in home construction for centuries. Most older homes in the UK were originally built with them, and most new construction tends to favor the classic appeal of sash windows as well. The ingenious design of opening allowance at both the top and bottom of a sash window provides fresh, cooler air entry from below and lets warmer air escape from above. One of the Laws of Thermodynamics, the simplest of which is that of heat rising and cool sinking, dates back to the early 17th century and gave rise to the convenient design of the sliding sash window. Because of the durability and longevity of this style, many period homes still have their original sash windows that have been well maintained and are in excellent operational shape. Modern technology has been able to remain true to the original design of sash windows while bringing forth more energy-efficient, more secure, and more convenient models of the wooden sash window.

Traditional sash windows, also called box sash or sliding sash windows, slide up and down vertically, and the original design was typically a single-glazed pattern of various numbers of panes above and below, most often six-over-six. They are hung in a boxed opening, and their operation is achieved by a balancing system of counterweights, pulleys, and cords or chains that are housed in hollow spaces surrounding the window box. They first appeared in Europe in the late 17th century and were the most common type of window style to be installed in new construction at the time. Georgian and Victorian architectural plans used the wooden sash window almost exclusively to achieve the balanced symmetry and proportion typical of the periods, and modern home plans based on these styles are still incorporating the dependable, functional sash window.

The newest sash windows being manufactured today follow the original design and appearance integrity but now incorporate the guidelines of the latest energy-saving initiatives set forth by the EC, with several energy-efficient glazing options that substantially reduce the amount of heat transmission loss from windows. The wood frames are covered using the most innovative and environmentally friendly finishes, with the application of micro-porous, not-toxic paint in multiple coats that will last for years. The current paints and lacquers used in the manufacture of prefinished windows are free of formaldehyde or other toxic substances and carry the well-respected “Blue Angel” label, which has been in existence since 1978 and applies to organic, non-toxic substances, including paint finishes safe enough for children’s toys.

Another updated wood treatment in the manufacturing process of sash windows is the impregnation of linseed oil to prevent problematic wood ailments, such as blue stain and soft rot. Linseed oil is an environmentally friendly alternative to the harsh chemicals used in the past to prevent these problems, and its use complies with the EU Biocidal Products Directive 98/8/EC. These modern developments serve to improve and protect the natural beauty of timber sash windows while improving and protecting the environment. Wooden Casement Windows at Billywood Stud

Kingsbridge recently completed another successful installation at Billywood Stud, Moynalty, in County Meath. Built on an elevated site the house has enviable views over the rolling hills of north Meath and Cavan.

Design Objectives

Substantial thought was involved in designing this home and the client was very much hands on to ensure the most successful, efficient and practical outcome. As the site was so exposed, insulation and draft proofing took priority in most decisions – especially the windows and doors.

Wooden Casement Windows

The window of choice was our ‘Storm-proof’ wooden casement window. This is an over rebated hinged window with a double insulation barrier and low-E Argon filled glazing for extra protection from the elements.

Georgian Curved Fanlight

Glazing bars were added to compliment the overall design and the front elevation’s focal point is the impressive Georgian entrance door with curved fanlight, corbels and glazing pattern.

French Doors and Sliding Doors

To the rear, outward opening french doors allow balcony access to the main bedrooms, while downstairs, 4 metre wide sliding doors were chosen to maximise the owner’s view over the gallops from the kitchen/dining areas.

Inside, the traditional look was completed with fixed window shutters and 4 panel hardwood internal doors.

Pre-finished Timber Windows & Doors – 10 years later

People are sometimes sceptical about salesmen’s claims that their pre-painted wooden windows will not need painting for at least 10 years. These scepticisms are usually justified by memories of gloss painting old wood windows made from unsuitable timber – not a pleasant task every summer.

Having conducted our own real-time case study Kingsbridge are pleased to announce that our claims do, in fact, stand the test of time.

In February of 2001, Kingsbridge Joinery delivered windows and doors to Mr & Mrs Goggins who were converting an old stone stable block into 3 duplex apartments near the Hill of Tara, in County Meath. The owners designed the project with impeccable taste and appreciated the beauty and benefits of wooden windows and doors.

The window of choice was a flush casement with a Georgian type glazing bar, and doors had the top panel glazed and the bottom panels raised and fielded. All units were produced from Scandinavian Redwood and pre-finished with 3 coats of micro-porous white paint.

On a recent inspection of the project this week, in the year 2011, the evidence is clear. 10 years after the installation there is no signs of the paint cracking, peeling blistering or breaking down. The paint finish has remained in place due mainly to the quality of the initial factory finish and the use of stable timber in manufacture. What’s more, it will be some time before these units will require painting.

This is clear evidence of the durability of modern paint finishes when applied to appropriately selected timber windows and doors. Also bear in mind the site is quite exposed and the units will have received little or no cleaning.

EMPOWERMENT STRAND – Wood

Wood has always been used as a building material in Ireland. Other materials like steel and concrete only became popular later on. However, in the last few years we have seen a slow and steady revival in the use of wood as a building material, mainly in the structure of buildings but also in other areas such as decking and in window frames. So why this sudden revival?

Well, there are a number of reasons. One is that people in the construction trade are slowly rediscovering the many useful properties of wood. Architects in particular had forgotten the skills and advantages involved and are beginning to relearn those skills now. Another huge factor is the sustainability of wood. For every tree that is cut down another one can be planted and the advantages of that can not be underestimated.

Finally wood is hugely beneficial for the environment. Not only does it not release CO2 emmisions into the air but it goes a long way to neutralising it and that can help us meet our international obligations to cut down on our CO2 emissions.

Kingsbridge aim to make the process of installing timber windows and doors effortless.

Firstly, to obtain a quotation send us your architect’s scaled drawing with window designs. If you are simply replacing windows and do not have drawings, just take rough measurements from the outside reveals – side to side and cill to head.

We will send you a quotation for supply, or supply and fit, depending on your requirements.

If this quotation is acceptable, you may wish to arrange a meeting to view sample products or visit our showhome.

When you decide to place an order with Kingsbridge we will draw up a final order schedule which will illustrate all window and door designs, openings and quantities. This will be accompanied by our terms and conditions. We will be able to indicate an accurate delivery date at this time.

To complete the order Kingsbridge require a 50% deposit. This will allow work on your order to proceed.

When your order is complete and ready for dispatch, our office will contact you to arrange delivery and fitting.

Another 45% of the purchase price is required to complete delivery. Only when installation is complete and you the client is satisfied is the final 5% due.

A number of weeks later normally after plastering and the house has had time to dry out we will return to complete a final snag.
